The first Aliso Viejo homes went on sale in 1982, which means most fireplaces here are factory-built units or gas inserts rather than old brick. They need a different kind of check, and that's what a visit from us covers.

Know your fireplace

Prefab fireplaces in a planned city

Is the fireplace in your living room a masonry one? In Aliso Viejo, probably not. The Mission Viejo Company bought the land in 1976, the county approved a master plan in 1979 calling for about 20,000 homes, and the first family moved in during November 1982. Homes from that period onward mostly use factory-built fireboxes: a metal box, a metal flue running up through a wood-framed chase, and a cap on top. Some have since been converted to gas, either with log sets or sealed direct-vent units.

These systems are tested and listed as a set, so mismatched or damaged parts matter. The tech checks the firebox panels for cracks, confirms the flue sections are still locked together, looks at the chase cover for rust and standing water, and makes sure the cap and any spark arrestor screen are the right fit and clear. For direct-vent gas units, the outside termination and the glass seal get the closest look. If a part has failed, the options are explained before any work is scheduled.

No guesswork

What you get from a visit

A clear explanation of what kind of fireplace you have, what condition it's in and what, if anything, needs fixing. Floors are covered and the vacuum stays on while the flue is open. You hear about every finding first, and the next step is up to you, including doing nothing if the system checks out.

How it works

Call, look, decide

  1. 01

You call or send the form

Say what you've noticed and what kind of fireplace you have. Gas or wood changes what we bring.

  2. 02

    A tech goes through it

Firebox, flue, roof and crown are checked in order, and whatever turns up is walked through with you in plain terms.

  3. 03

    You pick the work

Some visits end with a sweep. Others need a cap, a crown or masonry. Nothing extra starts until you say yes.

Canyon edges

Wilderness next door and dry seasons

When the city was planned, 2,600 acres went to Orange County for Aliso and Wood Canyons Wilderness Park, and Aliso Creek and Wood Canyon Creek form parts of the city's southern and western edges. That open land is a big reason people live here, and it also means many homes back onto brush that dries out over the long rainless months. A cap with intact spark arrestor mesh matters on any home that still burns wood, and nests or blown leaves in a quiet flue are common finds near the canyons.

Water causes most of the other trouble. A chase cover that has rusted or sagged collects rain, and the leak usually appears as a stain on the ceiling or wall around the fireplace well after the storm. Replacing the cover with a sloped, water-shedding top and sealing the storm collar usually solves it. A yearly inspection, as NFPA 211 recommends, catches the rust before the drywall does.

  • Chase cover sloped, not dished
  • Storm collar sealed
  • Direct-vent cap clear
  • Firebox panels uncracked

Is our Aliso Viejo fireplace factory-built or masonry, and how can we tell?

A factory-built unit usually has metal panels or refractory panels inside the firebox, a metal flue you can see by looking up past the damper, and a boxed-in chase on the roof rather than a brick stack. Most homes in the city were built from the 1980s on, so prefab units are the norm. The tech confirms the type during the visit.

There's a water stain near the fireplace after rain. What causes that?

On homes with a framed chase, the chase cover is the usual suspect. Flat covers rust, dish inward and let water pool, and it runs down the flue or into the framing. A loose storm collar or a failed cap seal does the same. The tech finds the entry point before suggesting a repair.

We back onto the wilderness park. Is a spark arrestor necessary?

If you burn wood beside open brush, a cap whose arrestor screen is whole and unclogged is the sensible minimum, and it also keeps birds and debris out. On gas-only units, the termination cap should be clear and undamaged. On windy fire-weather days, skipping the fire altogether is the safest choice.

Our gas fireplace barely gets used. Should we have it checked anyway?

Yes, once a year is a sensible habit. Gas fireplaces still vent exhaust, and a vent blocked by a nest or a rusted termination can push it back into the room. The check covers the vent, the cap, the glass seal and the burner area. It's usually quick when everything is in order.

Can a cracked prefab firebox be repaired?

Often the refractory panels can be replaced with ones made for that unit, which is a straightforward job. If the metal box itself is damaged or the model's parts aren't available, the tech explains the alternatives, such as an insert. You'll see the damage and hear the options before choosing.
