On Balboa Island, Lido Isle and the other dredged harbor islands, houses sit a few steps from saltwater, and chimney caps and chase tops take the brunt of it. We sweep, inspect and repair chimneys across Newport Beach, then show you what we saw.

Rusted caps, stuck dampers and chase covers pitted by salt are the everyday calls near the water. Up in the San Joaquin Hills, the questions shift toward spark arrestors, crowns and masonry on taller stacks.

Housing stock
Corona del Mar's Flower Streets have closely spaced, detached houses of varied age and design, and Irvine Terrace still has original mid-1950s homes looking over the harbor. In tight lots like these a chimney is often only a few feet from the neighbor's roof, which makes a good cap and spark screen more than a formality. Older masonry fireplaces here are where we find open mortar joints and clay flue tiles that have cracked over decades.
Newport Coast climbs the seaward face of the San Joaquin Hills toward 1,161-foot Signal Peak, and homes there are larger and newer, with tall chimneys, stone veneer and frequent gas or dual-fuel fireplaces. The Newport–Inglewood fault runs through this part of the coast, and tall masonry stacks are the kind that show stress at the roofline after movement. We look for separation where the chimney meets the house and for cracked crowns, and recommend masonry repair only where the damage is real.

Our approach
Our crews come from the Laguna Niguel office and work Sunday through Friday. Each visit starts with covering the floor near the hearth and ends with a walk-through of the findings, photos included. If everything is in good shape, that's what you'll hear, and if a repair is needed you get the reasons and the options before deciding.
How it works
Say what you've noticed and what kind of fireplace you have. Gas or wood changes what we bring.
Firebox, flue, roof and crown are checked in order, and whatever turns up is walked through with you in plain terms.
Some visits end with a sweep. Others need a cap, a crown or masonry. Nothing extra starts until you say yes.
Ocean air
Newport Beach has about 6.2 miles of ocean beach and 2.5 miles of bay beach, and moist, salty air comes with living near either. Galvanized caps and painted steel chase covers corrode first; you'll see orange streaks running down stucco or brick below them. Cast-iron dampers rust at the pivot and stop closing fully. Stainless parts hold up better near the water, and that's usually what we suggest when a cap has rusted through.
Rain is light here, about 9.4 inches in an average year and concentrated in winter, so a leak can go unnoticed for months. Water that gets past a cracked crown or a rusted-out chase cover soaks the masonry or the framing around a metal flue. Stains on the ceiling near the fireplace or a damp smell in winter usually lead back to the top. Waterproofing the masonry or replacing the cover stops the source.

FAQ
Short answers to what people ask most. More are on the full FAQ page.
Salt air is the main reason. On the harbor islands, spray and moist marine air settle on the cap every day, and galvanized or painted steel breaks down quickly. Stainless steel caps last longer in that exposure. We check the mesh and fasteners too, since a rusted cap often loses its screen before the hood fails.
It makes the spark arrestor and cap more important, since embers leaving the flue have less distance to travel before reaching another roof. We confirm the screen is intact and the cap is secure, and check that nothing flammable sits near the top of the chimney.
Unused chimneys near the coast still corrode and still take in rain. NFPA 211 recommends an annual inspection regardless of use. A yearly look catches rust on the damper and cap, cracks in the crown, and nests or debris before the next time you light a fire.
Yes. We check the vent or flue, the cap, the damper clamp where one is required, and the condition of the firebox. Gas units leave less residue than wood, but vent blockages and corroded terminations still happen, especially in salty air.
Yes. We cover all of Newport Beach, inland pockets included. A sweep and inspection follows the same steps everywhere; what we find just tends to differ, with more corrosion near the water and more debris and wear in older inland homes.
