  • Open Sunday through Friday
  • Findings shown before work
  • Drop cloths down, vacuum running

Plenty of houses inside Old Towne Orange, the square mile around Plaza Park, went up before 1920, and their brick flues have outlasted a century of wet winters and shaking. We sweep, inspect and repair those, plus newer stacks in the eastern hills.

Old Towne and beyond

Century-old flues get a slower look

Old Towne was added to the National Register of Historic Places in 1997 and is described as the largest National Register district in California. Walk a few blocks and you pass Craftsman bungalows, Victorians, hip-roof cottages and Spanish Colonial Revival houses. Many of their chimneys were laid before modern liners existed, so the tech checks for bare brick inside the flue, gaps where clay tiles meet, and soft joints near the roofline. If a flue liner upgrade makes sense, you hear why first.

The mid-century side is just as particular. The Fairhaven, Fairmeadow and Fairhills tracts hold just under 350 Eichler homes built from 1960 to 1964, with low-pitched roofs where a short stack meets a lot of flashing. Farther east, Orange Park Acres and Santiago Canyon Road were under mandatory evacuation during the October 2017 Canyon Fire 2. Three settings, three different inspections. An Old Towne bungalow gets a close look at its original brick and mortar; an Eichler gets its flashing and cap; a canyon-edge house gets its screen and crown checked first.

How a visit runs

You see the problem before you choose the fix

Crews come out from our Laguna Niguel office with lights, a flue camera and drop cloths. After the sweep or inspection, the tech goes through photos of what turned up, separates urgent items from cosmetic ones, and leaves the decision with you.

  • Closed Saturdays
  • Work happens at your home, not an office

How it works

Call, look, decide

  1. 01

You call or send the form

Say what you've noticed and what kind of fireplace you have. Gas or wood changes what we bring.

  2. 02

    A tech goes through it

Firebox, flue, roof and crown are checked in order, and whatever turns up is walked through with you in plain terms.

  3. 03

    You pick the work

Some visits end with a sweep. Others need a cap, a crown or masonry. Nothing extra starts until you say yes.

Wind, rain, idle seasons

What local weather does to Orange chimneys

The Santa Ana winds are named for Santa Ana Canyon, where the river crosses into the county, and this city sits in their path. During an event, humidity can drop below 10 percent and gusts work at anything loose on a roof. A rusted cap or torn mesh lets embers in or out of the flue. On canyon-facing streets, a sound cap with spark screen is the first thing we check.

Rain is the other half. Months of dry weather crack a cement crown, then the first storms run water into the brick below. A fireplace lit on a few cool evenings can also collect leaves, nests and fallen soot unnoticed. A yearly look, which NFPA 211 recommends, catches both before the next cold snap. If the crown has split or never had a drip edge, rebuilding the crown keeps water off the brick.

  • Crown cracks and missing overhang
  • Cap rust and screen gaps
  • Mortar at the roofline
  • Debris on the smoke shelf

Does living in the Old Towne historic district affect chimney repairs?

It can. Homes in Old Towne fall under local preservation rules, so changes visible from the street may need city review. Check with City of Orange planning staff before exterior masonry is altered. Snapshots of the existing brick, crown and cap make that conversation easier, and the work stays a repair rather than a redesign.

My Eichler in Fairhaven has a fireplace we never use. Is it worth checking?

Yes, mostly because of the roof. Orange's Eichlers have low-pitched roofs, and a short chimney on a shallow roof depends on its flashing and cap to keep rain out. An idle firebox can also hide nests or a stuck damper. A basic inspection tells you whether it's safe to light and whether anything lets water in.

We live near Santiago Canyon Road. What helps on wind days?

Start with the cap. Intact mesh holds your own sparks in and keeps blown embers and debris from settling into the flue. The tech makes sure the cap is anchored firmly enough for strong gusts and that the crown under it isn't cracked. On red flag days, skip fires entirely, screen or not.

How often does a chimney need sweeping if we light it twice a winter?

A yearly inspection is the NFPA 211 recommendation, even for light use. The need for sweeping depends on what that inspection finds: two fires a winter may leave very little creosote, but nests, leaves and mortar crumbs still collect. The tech tells you which your flue needs, so you don't pay for a cleaning it doesn't call for.

Can we book a visit for Saturday?

Saturday is the one day we're closed. Bookings run Sunday through Friday, with someone picking up the phone from early morning into the evening, so a Sunday slot often suits people who work weekdays. If you're in Old Towne with street parking only, mention it when you call so the crew plans for ladders and gear.
