Is that 1920s fireplace still safe to light? In Floral Park, where building started in 1923 and continued until the war, plenty of Tudor and Spanish Colonial chimneys have never had a camera run up the flue. We sweep, inspect and repair them across the city.

Older housing stock

A county seat with deep-rooted houses

Santa Ana incorporated in 1886 and became the county seat when the county formed in 1889, so its housing runs older than most of the region. French Park holds Victorian and Colonial Revival homes, with Craftsman bungalows filling its north end by 1905. Floral Park counts 636 homes, mostly 1920s and 1930s Revival designs: Spanish Colonial, Tudor, Craftsman, Monterey, plus some post-war ranches. Downtown has its own National Register district with homes from the late 1800s.

That age shows in the masonry. Brick laid in the 1920s often has eroded joints, a crown never built to overhang, and a flue that is unlined or lined with clay tiles that have shifted. Tall Tudor chimneys take more wind and rain. When the tech spots open joints or spalling brick, you'll hear whether tuckpointing and brick repair is enough. Where a flue is cracked or bare, a liner may be the safer route.

Owners and landlords

Clear findings for whoever signs off

More than half of Santa Ana's homes are rented, so the person calling isn't always the person who lives there. We schedule around tenants, protect the room, and walk the owner or manager through photos of the flue, firebox and crown. Nothing gets started until that person picks what they want done.

How it works

Call, look, decide

  1. 01

You call or send the form

Say what you've noticed and what kind of fireplace you have. Gas or wood changes what we bring.

  2. 02

    A tech goes through it

Firebox, flue, roof and crown are checked in order, and whatever turns up is walked through with you in plain terms.

  3. 03

    You pick the work

Some visits end with a sweep. Others need a cap, a crown or masonry. Nothing extra starts until you say yes.

Seasonal wear

Dry months, then a burst of rain

Santa Ana sits inland from the beach towns, so the summer heat is drier and the masonry bakes for longer between storms. Cement crowns shrink and hairline cracks open. Then the wet season arrives, roughly November through March, and those cracks pipe water into the brick and down the flue liner. Rust stains on the damper or a damp smell from the firebox are usually the first signs a homeowner notices.

Little-used fireplaces add their own wear. A chimney that sits cold most of the year is a quiet spot for birds, and leaves pile up behind a missing cap. Santiago Creek winds along Floral Park's north edge under mature oaks and sycamores, which keeps the leaves coming. A sweep and debris clearing before the first cool evening is the sensible order. Ask the tech to check the damper seal while they're there.

  • Crown shrinkage cracks
  • Rust on the damper plate
  • Nests or leaves above the damper
  • Eroded mortar on tall stacks

We're buying a 1920s house in Floral Park. What chimney check makes sense before closing?

NFPA 211 describes a Level 2 inspection for a property sale or transfer. It adds a camera look inside the flue to the visual check of the firebox, damper, crown and cap. In a Revival-era home, that camera pass is what shows whether the flue is lined, cracked or partly blocked. Book a Level 2 inspection early in escrow so findings are in hand while you can still negotiate.

I own a rental in Santa Ana. Can you work with my tenant on access?

Yes. Tell us who will be home and we'll coordinate the visit with them. The tech protects the floor and furniture, sweeps or inspects, then goes over the photos with you by phone or with whoever you name. You decide on any follow-up work, and the tenant isn't asked to approve anything.

Why is there a damp smell from the fireplace after it rains?

Usually water is getting in at the top. The common culprits are a cracked crown, a cap that has rusted through, or flashing whose seal against the masonry has failed. Moisture mixes with old soot and gives off that musty smell. The tech traces where the water enters before suggesting a fix, which may be a crown repair, a new cap or a water-repellent treatment.

Do you service gas logs and fireplace inserts?

Yes. Gas logs still vent through the chimney, so the flue needs to be clear and the damper set correctly. Inserts usually run a liner up the old flue, and the tech checks that connection and the cap above it. If the gas valve or burner itself needs work, we'll say so plainly and point you to the right trade.

What hours can I reach you?

We pick up early, starting at 6 in the morning, and keep answering until 10 at night every Sunday through Friday. Saturdays we're closed. Early and Sunday visits tend to suit people who can't be home on a workday, and landlords can book a time that fits the tenant's schedule.
