Planned in 1923 by Frederick Law Olmsted Jr. and Charles Cheney, this city still runs exterior design past a homeowners' Art Jury. Chimneys here are often part of the original look, so repairs should respect the stone, stucco and tile that came with the house.

Most fireplaces on the hill get light, seasonal use. The services below cover cleaning and inspection for those, plus crown, cap and stonework repair on older stacks that have weathered close to a century of ocean air.

Older homes, careful work
Age and design, mainly. The first buildings went up around Malaga Cove in the mid-1920s, and the Mirlo Gate Lodge tower from 1926 is built entirely of local Palos Verdes stone. Homes of that period often have thick masonry chimneys finished in stone or stucco, capped to match a tile roof. Their mortar is usually softer than modern mixes. Patching those joints with a hard, modern cement can trap moisture and spall the surrounding stone, so tuckpointing on an older stack starts with matching what is already there.
Building went on for decades after that; Malaga Cove Plaza alone was developed between 1925 and 1964. Some later houses have factory-built fireplaces with metal flues inside a framed chase. Their weak points are different: the chase top, the storm collar and the joints between pipe sections. A tech identifies which kind you have before talking about any repair, because the fix for one has nothing in common with the fix for the other.

What to expect
Visits are scheduled through our Rancho Palos Verdes office, which keeps the crew working on the peninsula. The tech covers the floor and hearth, cleans as they go, and shows you photos or points out what was found. Nothing is started until you have heard the options and picked one.
How it works
Say what you've noticed and what kind of fireplace you have. Gas or wood changes what we bring.
Firebox, flue, roof and crown are checked in order, and whatever turns up is walked through with you in plain terms.
Some visits end with a sweep. Others need a cap, a crown or masonry. Nothing extra starts until you say yes.
Slopes and sea air
Olmsted's plan terraced homes into steep grades and laid curving roads around the rock instead of through it. That keeps the hillsides stable, but it also means many chimneys stand on slopes where rain runs hard against one side of the house. Through the short wet season, a crown without a proper overhang lets water sit and soak in. Cracks then widen with every storm. A rebuilt or sealed crown sheds that water away from the brick or stone.
Along the bluffs of Lunada Bay and Malaga Cove, damp marine air is a near-constant. It rusts dampers, cap fasteners and spark screens, and it can leave dark staining on the firebox walls of a fireplace that rarely gets lit. None of this is dramatic, which is why it goes unnoticed for years. A yearly inspection puts a flashlight on those slow changes, so a rusted damper or a stained smoke chamber gets handled as a small repair.

Across the city
We schedule homes in Malaga Cove, Lunada Bay and Valmonte, streets around the Palos Verdes Golf Club, and the neighborhoods near Palos Verdes High School. Rancho Palos Verdes and Rolling Hills Estates are next door.

FAQ
Short answers to what people ask most. More are on the full FAQ page.
It can. The Palos Verdes Homes Association's Art Jury reviews exterior changes such as materials, color and roof details, and a chimney is part of the roofline. Interior work like sweeping or relining usually doesn't change the outside. For a rebuild, a new cap style or a visible material change, check with the Art Jury before work is scheduled. We can describe the planned work so you can bring it to them.
Often it can, depending on what the inspection finds. Loose stones, open joints and a cracked crown are usually repairable with mortar matched to the original. A stack that leans or has separated from the house may need partial rebuilding above the roofline. You get the findings and the choices, and the decision stays with you.
That is efflorescence: salts carried out of the masonry by water as it dries. It points to moisture moving through the brick, often from a failing crown, missing cap or worn flashing. Brushing it off treats the symptom. The tech traces where the water gets in, then explains whether sealing, a crown repair or a cap fixes the source.
Once a year, which is what NFPA 211 recommends regardless of use. A seldom-lit fireplace can still collect debris, animal nests or water damage between fires. The visit checks the damper, firebox, smoke chamber and flue, then the outside of the stack. Sweeping is added only when buildup calls for it.
Yes. Gas units vent combustion gases through the chimney or a dedicated pipe, and that path needs to stay clear and sealed. The tech checks the vent, cap and any liner connected to the insert, and looks for rust or gaps that could let gases back indoors. A properly sized liner is often part of an insert setup.
